The long time anticipated Renter’s Bill Act come into effect from 1st May. Landlords and agencies will have to take steps to comply with the new Renter’s Bill. We have been preparing for this for long time.

What comes into effect: 

Fixed-term Assured 
Shorthold Tenancies will be replaced with Assured Periodic tenancies.  

Rents can only be increased once per year and only after serving a Section 13 notice. 

No further section 21 notices can be served. The last time to serve section 21 is on 30 April 2026. 

For new tenancies, you can only accept
one month’s rent.  

No more bidding is allowed
for the rental price. 

New rules will be introduced that prevent discrimination against tenants with children, or those in receipt of benefits.  

Tenants have a legal right to request a pet.
Landlords must have a valid reason to refuse. 

In more detail:  


Landlords must now give tenants 4 weeks’ notice for eviction due to serious rent arrears (previously 2 weeks), and the arrears threshold has increased to 3 months (previously 2 months). 


Landlords also can’t evict tenants in the first 12 months of tenancy in order to sell the property or move into it themselves. After this period, they must give at least 4 months’ notice before applying to court for possession on these grounds. 


The introduction of “Awaab’s Law” for the private sector, forcing landlords to fix hazards like damp and mold within strict timeframes (10 working days). 

The landlords need to ensure their rental is: 

free from the most dangerous hazards. 
in a reasonable state of repair.
have reasonably modern facilities and services.  
providing a reasonable degree of thermal comfort.
